RANCH VS. RANCHETTE?
When it comes to defining a Ranchette, size is not the only factor to consider. While many people classify a Ranchette as a property below 20 acres, the key distinction lies in the intended purpose and enjoyment of the land. Unlike a commercialized ranch that focuses on agricultural or business activities, a Ranchette is typically meant for personal use and enjoyment. This smaller piece of land offers individuals an opportunity to immerse themselves in nature, pursue hobbies like gardening or raising animals, and create their own private retreat away from the hustle and bustle of city life. Ultimately, whether you prefer the vast expanse of a traditional ranch or the coziness of a Ranchette depends on your individual preferences and lifestyle goals.

WHAT IS AN AGRICULTURE EXPEMPTION?
In short, an Agricultural Exemption comes from the county in which your property is located. It is based on the productivity value the county places on your land. An Ag Exempt property can expect to pay an exponentially less amount of Taxes on the productive acreage. Second to an Ag Exemption is a Wildlife Exemption. This is provided once you have proved that your land stewardship for wildlife is beneficial for the surrounding area.
WHAT SHOULD I EXPECT AT CLOSING?
During the closing phase of the transaction, we will be with you through the entirity of the transaction. We want to assure you that any questions which may arise will be handled with the upmost care to ensure that your transaction is smooth and stress free.
WHAT IS PRE-APPROVAL?
Pre-Approval is opening the door with your potential lender. They will give you a range of values they are comfortable lending based on your criteria set forth. It is always recommended to have pre-approval before searching so you know your personal limits on what may come with financing. It is also a good time to discuss if you will be financing any additional items such as construction or if they will make personal property allowances.
WHAT SHOULD I OFFER?
The offer is sometimes called the Art of the Deal. Negotiations often take place internally without you even recognizing it. For instance, you see a property you deem as 95% of what you want. Well, I am almost certain you’ve considered a concession you might bring forth as a negotiation item. We like to say, offer what you are comfortable with considering all available options. It is always suggested to have a list of likes and dislikes you will contemplate with every property and we will help you bring those to the table when you are ready to start building an offer.
