Water is life in Texas. This property has exceptional potential to build out the perfect system for an abundance of water features. There are two wells located on the property. One is 1200 feet in depth and carries a good volume of water. It is currently set to be outfitted with a new supply pump. However, due to the recent rains, the well is flowing at the surface as it lies in the Artesian zone. A secondary cased well is also set to receive a pump. These features will be updated as work is completed with flow rates and capacity.
The headquarters of the ranch are located on the North of the property. There are six various cabins for plenty of guests, family, and friends to join you on a wonderful weekend in the brush country. Additionally, there is a 1500sqft Barndominium ready to be outfitted to the new owners preferences. The “Barndo” has covered patios around the entirety of the structure to enjoy some shade and the cooling breeze. The headquarters also contains two open equipment barns for all of your tractors and implements. Water for the headquarters is supplied by a shared well and is drilled in the Carrizo formation for clean drinking water.
For the Aviation enthusiast, there is an FAA designated airport on the premises. The main runway is a grass strip currently 4000 feet in length. The runway could be lengthened and expanded upon if heavier jet aircraft were desired. With proper care and maintenance, almost any of the current turboprop or twins are more than capable of runway usage. Additionally, there is a strip cut in the brush for an additional runway for alternate wind landings. As a Pilot myself, I can provide consultation on new usage of said Airport and any aircraft limitations which may currently exist.
Travel to the ranch is easy. The gate is located Six miles down a well-maintained caliche road from Hwy 624. Two hours from downtown San Antonio; Three hours from Austin; and Four and a Half hour from Houston. If travelling by air to your new ranch, a well-equipped turboprop could be estimated around 45 minutes from San Antonio, and an hour from both Austin and Houston. Dallas would be in the range of an hour and a half. Easy flights to start enjoying your stay immediately.
Minerals: There are no known minerals to convey. No current production on the property as it lies south of the Eagle Ford Shale Zone. There are remnants of historic production with a handful of small tanks around the property. The seller is working with the Texas RRC on the removal of said tanks to be in compliance with proper protocol. The benefit of zero production or surface activity is privacy and seclusion.
